Amendments to the Covenants, Conditions, & Restrictions - Always under review
Most recent updates:
The proposed amendments were around updated leasing requirements, adding more fencing options, allowing certain commercial vehicles, allowing basketball hoops and trampolines within setback lines without an ARC, and clarification of homeowner maintenance.
Overall, 71% of the neighborhood voted to approve all of the proposed amendments. These amendments were recorded with Mecklenburg County on August 25, 2023 to become part of our CCRs. The updated CCRs (inclusive of the new amendments) are the second item on the Documents tab.
Budget and Contracts Review - Ongoing
The Board continually reviews the budget/actuals and proposed budget for next year line-by-line to understand what our management company is charging us for each month, including proper use and replenishment of reserve funds.
The Board is reviewing proposed contracts for next year and negotiating the best price possible with each vendor. They are also looking at potentially doing some things within the community, as opposed contracting it out. Top of the agenda is the Flock Cameras.
Street Maintenance (NC DOT) - Ongoing
We are working with the NC DOT on a number of issues, including the various cracked streets in our community. NC DOT did recently complete a long-overdue repair on the Jacob's Ridge cul-de-sac. They confirmed that our community has been added to the preliminary list of roadways to move into NC DOT's resurfacing plan, but we do not have an estimated time for completion.
Neighborhood Beautification - Ongoing
We appreciate neighbors' efforts in addressing a number of these various issues to help keep our neighbor looking tidy. Please keep in mind that doing these things are simple ways to keep our neighborhood looking nice and avoid violations
Removing Vehicles in non-working condition
Storing grills, trash cans, kid's toys, fire pits, etc. in proper locations not driveways, front/side yards or back yards of those that live on corner lots and can be seen from the road. These can lead to receiving violations and potential fines.
Mowing yards, trimming bushes, weeding, Power Washing moldy siding
Keeping excessive noise levels to a minimum
Making sure that all dogs are on a leash, as this is a city-wide ordnance. Also picking up after your pet
Mailbox Maintenance - see the CCR located in documents for the mailbox guidelines. Keep them looking fresh and in proper working order
Vehicles parked improperly (see the Parking Ordinance information on the "All Residents" tab).
Rental Company Contacts - Ongoing
Record the contact information for the various rental companies and private rentals in the neighborhood. This way the HOA can ensure that all residents are getting the support they need. The rental company or landlord is ultimately responsible for the maintenance and appearance of the homes, but tenants can help. If we have contact information for rental companies, the HOA and Cedar Management can usually resolve an issue quickly just by calling. This information is required as per our CCRs (both the original and the recent amendment).
